Basement Flooding And Insurance: Is Your Basement Waterproofing Covered?

Many people don’t think about something as simple as flood insurance until it’s too late and they’ve suffered basement water syndrome. But many do, and a basement waterproofing contractor will receive many calls from people wanting to know if they can work with their insurance company to cover their services. The answer is, of course, “not always” – but it happens regularly.

There are several reasons why your particular basement flood issue may not be covered by your insurance. The most common is that you do not have flood insurance. As reasonable as it may seem, most “multi-peril” homeowner’s insurance policies don’t actually cover flood — you need separate, separate flood insurance to cover things like basement waterproofing .

Even if you have flood insurance, you still may not be safe. If the flooding was caused by rising groundwater rather than an accident like a pipe bursting, normal flood insurance won’t cover it. “Rise of groundwater” basically means “it rained so much that the water level came over the side walls of your house and came in through cracks, etc” – but if the ‘groundwater’ rises above itself and you have real flooding , insurance will generally kick in and cover you.

Be careful, though, because while flood insurance usually covers personal items you have in your home, things in your basement are usually specifically excluded. Your flood insurance will cover structural elements and ‘essential’ equipment like your heat pump, but it will do nothing to improve the costs of remodeling your basement after a flood. Even non-structural architectural elements such as internal walls are not covered; any basement wall repairs you need to have done by a basement waterproofing company will have to come out of your pocket.

– well water tanks and pumps

– sterns and water inside

– Oil tanks and oil inside

– Natural gas tanks and gas inside

-pumps or tanks used with solar ovens

– water heater

– air conditioners

– heat pumps

– electrical junction and switch boxes (and their utility connections)

– foundation elements

– ladder

– ladder

– elevators

– the dumb ones

– unpainted drywall walls and ceilings (including fiberglass insulation)

washer and dryer

– freezers and food inside them.

“Cleaning costs” are also covered, so you can rely on your insurance to help you get rid of your old stuff, but not to help you replace it.

Everyone should check to find out if their community is covered by FEMA’s National Flood Insurance Program; if it is, they have the option of buying pretty good flood insurance at pretty good prices. The best part is that membership in an NFIP covered community is the only prerequisite. It doesn’t matter if you’re actually in a flood zone, if you’ve already flooded at least once, or even if you live on top of a hill — every member in that community can (and should) get insurance that will cover basic basement waterproofing and flood recovery.
